Commissioning software for CxA firms

The tracker updates itself.

Forms, testing, issues and closeout on one data model. A contractor checks a box on site — your dashboard is already current.

Every checked box lives in a different tool.

The same AHU checklist, twice. On the left, the round trip. On the right, what actually has to happen.

4Daysand four places to look
  • Contractor fills a PDF, scans it, emails it.
  • You re-key the results into the spreadsheet.
  • You email everyone the status update.
  • Closeout is rebuilt by hand from attachments.

Five modules, in the order the job runs

01Cx Tracker

A dashboard that populates itself

Per-trade completion, not one blended number. Filter by system, trade or status; click any tag to drill into everything linked to it.

02Pre-functional forms

Checklists that replace the printed, scanned and emailed kind

Measured values, notes and N/A are first-class — not just checkboxes. Several contractors fill their own sections at once, and the trades sign before the CxA approves.

03Functional testing

One failed step fails the test

Sequences run step by step with their own pass, fail or partial result. The overall result derives itself and lands on the tracker — no manual roll-up.

04Cx Issues

Log a problem on site in ten seconds

Priority, discipline and equipment tag are dropdowns, never freetext — so every issue is data you can filter, not a paragraph to parse. Only the CxA can close one.

05Closeout

The handover package assembles itself

The document list generates from what is already done. Add manual items for O&M manuals and as-builts. Every issue must close before closeout can — on purpose.

Questions we get asked

We already track this in a spreadsheet. What changes?

The re-entry step disappears. A spreadsheet is accurate only as often as someone updates it; here a signed form updates the tracker with nobody typing.

Will my contractors actually use it?

They are free, there is no app to install, and they see only their own section. It works on the phone in their pocket. If one still sends paper, you enter that form and nothing else stalls.

We have our own forms. Do we start over?

No. Clone a built-in — chiller, boiler, AHU — or rebuild yours in the template builder with your own trade tags and signature roles. An afternoon each; after that, one click per project.

$7,000 a year against a free spreadsheet?

At 30 projects that is under $250 each, flat, however many people you add. Run one real project on the free tier and decide with evidence.

What counts as an active project?

One with any activity in the billing year — a form signed, an issue raised, a box checked. A project that has gone quiet stops counting, and a finished one stays readable forever without taking a slot.

What happens when the project closes out?

Nothing to assemble. The handover package is already built from the forms as they were signed — one merged report, signatures embedded, the audit log alongside it.

Start on the project that hasn't hit closeout yet.
